Costs include 10% fixed costs (closing costs and commissions). Factored in is another 10-15% for carrying costs and profit. It is that simple. We believe that this is a fair fee for the service and risk.
The offer to your Seller will be approximately 20-25% below the anticipated selling price. But the Seller will not be giving a 20-25% discount because we must factor in closing costs, which are usually 10%. So the service is really only costing your Seller 10-15% for the certainty and convenience of a DW Insta-Sale.
Example: your CMA indicates fair market value for a property is $150,000. Our highest offer will be approximately 120K (20% off 150K). Other variables may apply, but this gives you a “high watermark”. We are transparent. We do not want to waste anyones time.
Accurate analysis of the current selling market value is critical. If you are too high, you may be setting your client up with unrealistic expectations.
