At Dalton Wade Real Estate Group, we prioritize complete transparency. Below is a list of all potential fees you may encounter while with our brokerage when you decide to join.
Your monthly subscription fee is based on the compensation plan you choose when joining Dalton Wade.
Please note that the Starter Plan ($79/month) was discontinued in January 2026. Agents who were enrolled in the Starter Plan before it was discontinued have been grandfathered in and may remain on that plan. However, if they switch to a different subscription plan, they will not be able to return to the Starter Plan.
Transaction fees are determined by the subscription plan each agent selects when joining Dalton Wade.
Each Dalton Wade agent is responsible for paying their own transaction fee on every CDA, regardless of whether they are working independently or as part of a team.
Please note that the Starter Plan ($79/month + $79 transaction fee) was discontinued in January 2026. Agents who were enrolled in the Starter Plan before it was discontinued have been grandfathered in and may remain on that plan. However, if they switch to a different subscription plan, they will not be able to return to the Starter Plan.
If you sell your own home through Dalton Wade, the applicable transaction fee will still apply, even if you choose not to receive a commission as you are still using the brokerage resources on the transaction.

Regardless of your subscription plan, all lease transactions are subject to a flat $79 transaction fee.
This applies to all Dalton Wade agents, regardless of whether they are working independently or as part of a team.
When you receive a referral from another agent or brokerage, the applicable Dalton Wade transaction fee still applies. The transaction fee is based on your current subscription plan:
If your gross commission earned is $500 or less, Dalton Wade will assess a 10% transaction fee instead of the standard transaction fee associated with your subscription plan.
Some Dalton Wade lead programs include a referral fee that is collected at closing. Referral fees may still apply for up to two (2) years from the date the lead was originally assigned, even if the program is no longer offered to new participants.

Note: Although PrimeStreet and OpCity are no longer available for new enrollments, agents who previously participated in those programs remain subject to the applicable referral fees for any transactions that close within the program’s two-year referral period.
Dalton Wade agents receive exclusive discounted pricing on REDX, a powerful prospecting platform designed to help agents generate leads, build prospecting lists, and grow their business.
Information on how to access Dalton Wade’s REDX pricing, along with other available lead generation resources, can be found in Dalton Wade Connect after joining the brokerage.
As outlined in the Independent Contractor Agreement (ICA), all Dalton Wade agents are required to join and maintain active membership with a local Board of REALTORS®. Many Boards also require their members to join the Board’s associated MLS.
MLS and Board fees are not included in your Dalton Wade subscription and are the responsibility of the individual agent.
Depending on the Board or MLS, fees may be handled in one of two ways:
If your Board or MLS charges Dalton Wade any additional fees on your behalf—such as termination fees, reinstatement fees, late fees, or other agent-specific charges—you are responsible for reimbursing the brokerage for those amounts.

When you represent both the buyer and the seller in the same transaction, you are only responsible for one Dalton Wade transaction fee. The applicable transaction fee is based on your current subscription plan.
For these transactions, you only need to create and submit one Dotloop loop for the transaction rather than separate loops for each side.
Using a Dalton Wade Transaction Coordinator (TC) is completely optional. Agents who choose to utilize the program are responsible for the applicable Transaction Coordinator fee, which is only due upon a successful closing.

For Dalton Wade Transaction Coordinators: A $45 Dalton Wade program fee is assessed for each transaction completed through the Transaction Coordinator Program.
Dalton Wade offers an optional Mentorship Program for eligible agents who would like additional guidance and support while building their business.
Agents participating in the Mentorship Program will pay a 30% mentorship fee on each transaction completed with their assigned mentor, in accordance with the program’s terms and requirements.

In accordance with Tennessee law, all Dalton Wade agents licensed in Tennessee are required to maintain individual Errors & Omissions (E&O) insurance in addition to the brokerage’s E&O policy.
The cost of the required individual E&O policy varies based on your selected coverage option and enrollment.
